2026 Q1 International Demand Report: What Overseas Buyers Are Looking for in Pakistan’s Real Estate Market

The first quarter of 2026 highlights the growing importance of overseas buyers in Pakistan’s property market. From Islamabad and Rawalpindi to Lahore and Karachi, international buyers are increasingly looking for secure, developed and investment-oriented real estate opportunities.

2026 Q1 International Demand Report: What Overseas Buyers Are Looking for in Pakistan’s Real Estate Market

Pakistan’s real estate market is increasingly connected to international demand, particularly from Overseas Pakistanis looking to purchase homes, plots and commercial properties for investment or future use.

During Q1 2026, several factors continued to shape overseas interest in Pakistan’s property market, including digital investment facilities, remittance flows, property affordability and demand for developed housing projects.

Overseas Pakistanis Remain an Important Property Market

For many Pakistanis living abroad, property remains a way to maintain a long-term financial connection with Pakistan. Buyers may purchase property for their families, future relocation, rental income or long-term investment.

The State Bank of Pakistan’s Roshan Digital Account framework allows eligible Non-Resident Pakistanis to invest in residential and commercial real estate remotely. Its Roshan Apna Ghar initiative also provides a digital mechanism for overseas Pakistanis to purchase, construct or renovate property in Pakistan.

Islamabad and Rawalpindi Continue to Attract Attention

The Islamabad–Rawalpindi region remains an important market for both domestic and overseas buyers because of its expanding infrastructure, new housing developments and proximity to major employment and commercial areas.

Overseas buyers are generally interested in projects that offer a combination of:

  • Clear documentation and regulatory approvals
  • Developed infrastructure
  • Accessible payment plans
  • Residential and commercial options
  • Potential rental or resale demand
  • Connectivity to major roads and commercial centres

Recent property-market reporting has also pointed to renewed demand in Islamabad and other major Pakistani cities, although individual projects and locations can perform very differently.

What International Buyers Are Looking For in 2026

The overseas buyer is becoming more research-driven. Instead of focusing only on the lowest price, many buyers want to understand the complete investment proposition.

1. Location and Connectivity
Access to motorways, airports, commercial centres and established urban areas can be an important consideration.

2. Development Progress
Buyers increasingly want evidence of actual infrastructure development rather than relying only on future promises.

3. Flexible Payment Plans
Installment-based purchasing can make Pakistani property more accessible to buyers earning in foreign currencies.

4. Transparency
Documentation, approvals, ownership structure and the reputation of the developer or seller are increasingly important when purchasing remotely.

5. Long-Term Utility
Properties that can eventually be used as a residence, rental property or commercial asset can appeal to buyers looking for multiple potential uses.

Digital Investment Is Changing Overseas Buying

One of the biggest changes is the ability to conduct much of the investment process remotely.

According to SBP, eligible overseas Pakistanis can use Roshan Digital Accounts for investments including residential and commercial real estate. Investment can include new housing schemes, existing developments, land and constructed properties.

This reduces one of the traditional barriers for overseas buyers: having to be physically present in Pakistan throughout the investment process.

What This Means for Pakistan's Property Market

International demand can provide an additional source of capital for Pakistan's real estate sector. However, overseas buyers should still evaluate each property individually.

A strong international-demand strategy for 2026 should therefore focus on location, documentation, development status, infrastructure, payment structure and long-term usability rather than simply marketing a property as an overseas investment.

For real estate companies, this also means that digital communication has become increasingly important. Virtual property tours, detailed project information, online consultations and transparent documentation can help overseas clients evaluate opportunities before visiting Pakistan.

The Road Ahead

Pakistan's overseas property market is likely to remain closely linked with remittances, digital banking facilities and confidence in the domestic real estate sector.

SBP's FY2025-26 reporting showed that remittance inflows remained an important part of Pakistan's external sector, while repatriable liabilities held through Roshan Digital Accounts had reached US$2.231 billion by the end of December 2025.

For buyers abroad, the key question in 2026 is therefore not simply “Where can I buy property?” but “Which property provides the right combination of location, transparency, development and long-term purpose?”

As international participation continues to evolve, Pakistan's major urban and emerging real estate markets will increasingly compete for the attention of overseas buyers.
